When is a wildfire disclosure report needed?
Any time a property sits inside a Very High Fire Hazard Severity Zone (VHFHSZ), a High FHSZ, or a State Responsibility Area (SRA). The wildfire report is also strongly recommended for any listing where the buyer is likely to hit insurance friction — which today includes most of the Wildland-Urban Interface.
Is this different from the standard NHD report?
Yes. The wildfire report includes the full standard NHD plus an 8-page wildfire deep-dive: FHSZ classification and severity, PRC 4291 defensible space zones (Zone 0/1/2), AB 38 fire-hardening disclosure, an insurance-market summary for the parcel, and a Verity AI™ wildfire analysis.
What about AB 38?
AB 38 requires sellers of pre-2010 homes in high or very high fire zones to disclose which fire-hardening features the home does and does not have — attic vents, deck materials, siding, roof cover, and defensible space compliance. The wildfire report generates the AB 38 disclosure page as part of the deliverable.
Can I get just the fire data without the full NHD?
No. The wildfire report includes the full statutory NHD — it isn't a substitute for it. The wildfire deep-dive sits on top of the standard six-hazard determination, not in place of it.
How current are the fire zone maps?
The report uses the current Cal Fire Fire Hazard Severity Zone maps, which were substantially updated in 2024–2025. Cal Fire republishes SRA and LRA maps on a rolling basis; each report cites the exact map version used for the determination.
