Ordering & Delivery

No. The free hazard preview on our homepage is a preliminary screen that shows whether an address falls in mapped hazard zones — no account or credit card needed. It is not a Natural Hazard Disclosure and doesn't satisfy CA Civil Code § 1103. The full NHD report is the legally compliant document with all statutory determinations, tax data, and signatures.

Reports generate immediately with Pay now, Bill to escrow, or Pay at close. Send to Owner reports generate the moment the seller pays. Follow generation and delivery on your order page.

At minimum, the property's street address, city, state, and ZIP code. Buyer, seller, and escrow details can be added later before sending for signature.

Yes. The order form supports both address search and APN entry. Ordering by APN is useful for vacant land, new construction, or multi-parcel transactions where the street address may not resolve cleanly.

Yes. Use the "Edit Order" button on your order detail page to update buyer, seller, and escrow information. The property address and report type cannot be changed after the report has been generated.

Reports & Compliance

An NHD report discloses whether a property is located in any of six statutory natural hazard zones defined by California law — including flood, fire, earthquake fault, seismic hazard, and dam inundation zones. It's required under California Civil Code Section 1103 for most residential property transfers.

Every Verity NHD report covers the six statutory NHDS hazard zones — FEMA Special Flood Hazard Area, dam inundation, Very High Fire Hazard Severity Zone, Wildland Fire Area (SRA), Earthquake Fault Zone (Alquist-Priolo), and Seismic Hazard Zone — plus the additional statutory disclosures: local fire severity, airport influence, airport noise, former military ordnance, and the Cortese hazardous-waste list. That's 11 statutory determinations, plus screening across five environmental databases.

Yes. Property tax data is included in every Verity NHD report tier — it's not a premium add-on. We believe tax data is table stakes, not an upsell.

Every report includes a plain-language summary generated by Verity AI℠ that explains the hazard findings in context. It helps agents explain the report to clients in clear, accessible language.

Yes. The Wildfire Disclosure report includes the full statutory NHD plus an in-depth wildfire analysis: FHSZ classification, PRC 4291 defensible space zones, the AB 38 fire-hardening disclosure for pre-2010 homes, and an insurance-market summary — everything a fire-zone listing needs.

Yes. Our lease hazard report is built for landlord-tenant use — it packages the AB 646 flood disclosure (Gov. Code § 8589.45) required before lease signing with all six statutory hazards, tax data, and a landlord/tenant acknowledgement block in a compact format.

Signatures & Documents

After your report is generated and party details are added, click "Send for Signature." Each party receives a signing request and can sign electronically — in English or Spanish. Once all parties sign, a signed version of the report with an Electronic Signature Certificate is available for download.

Yes. On your order detail page, click "Download Signed NHD Report" from the Documents menu. The signed version includes an Electronic Signature Certificate with signer names, timestamps, and an ESIGN/UETA attestation.

You can track signature status in real time on the Signatures & Tracking tab of your order. If a signer's status isn't updating, click "Check Status" to refresh.

Billing & Payments

Four ways to pay: Pay now by card, Bill to escrow with any California escrow company, Pay at close when escrow is not open yet, or Send to Owner. Reports generate immediately except Send to Owner, which generates on payment.

Yes — any escrow company in California, no setup. Enter the escrow details and the invoice goes to the officer; the report delivers immediately.

Choose Pay at close. The report delivers now; add the escrow information when it opens, or pay by card anytime.

Yes. Apply for a corporate account through our Enterprise Solutions page and we'll set up volume pricing tailored to your transaction count.

Yes. Card payments receive a Stripe receipt automatically, and every order has a downloadable invoice on the order detail page. Escrow officers receive a live invoice link to confirm the file, correct its number, or flag it in one click.

Accounts & Workspaces

An individual account is for agents who order reports on their own and pay per report. A corporate workspace is for brokerages, escrow companies, and teams — it provides centralized ordering, role-based access, consolidated invoicing, and an audit log across all team members.
